We collect monthly rent on behalf of property owners in a Trust account. After deducting any property related expenses and management fees, we transfer the net rental income to the owner’s bank account via direct deposit.
We serve as the primary point of contact for all tenant inquiries and handle any disputes that may arise regarding lease terms, property conditions, or other issues. We ensure tenants comply with the rules and regulations outlined in the lease agreement and serve necessary legal notices as required.
We coordinate 24/7 maintenance and repair requests to ensure exceptional service. We collaborate with dependable, insured and licensed contractors. We are constantly interviewing new contractors and trying to find the best offers of quality and value the market has to offer. We do not charge mark-ups on maintenance and repair costs.
We perform routine property inspections at 3 months and every 6 months thereafter. We provide owners with reports detailing the inspections performed. Routine inspections are mandatory and included at no extra charge.
We evaluate your property and estimate the optimum rental rate given the condition and features. The rental analysis will ensure that your rental unit is priced correctly for the market and to ensure maximum revenue.
We offer comprehensive tenant placement services, including professionally photographing the unit, creating and promoting listings, scheduling and conducting showings, tenant screening, lease preparation and signing, rent collection, overseeing renter’s insurance and utility accounts setup, move-in video inspection, and key handover.
Tenants that we screen and place are required to participate in the rent reporting program. It incentivizes tenants to make on time payments with credit building rewards. Failure to pay rent will result in reporting to the credit bureau.
We perform pre-move-out inspections two weeks before the move-out date. During a move-out inspection, we check for damage or missing items, obtain repair estimates, and bill the tenants for any unaddressed damages. We also oversee completion of unit turnover work such as painting, basic maintenance, repairs, and other sprucing up that may be required.
We offer dedicated portals for owners and tenants, ensuring seamless communication. Owners can view maintenance tickets, bills, track rent income, and download financial reports. Tenants can pay rent, submit maintenance requests, download rent receipts & lease documents, and upload proof of renter’s insurance.
Owners have 24/7 convenient access to financial reports, including income statements, balance sheets, and cash flow statements, through our Owner Portal.
We manage the eviction process with the assistance of our team of paralegal experts. We also attend hearings and testify as witnesses on behalf of property owners in eviction court cases.
Upon request, we can pay utility and other bills for an additional fee, though we encourage owners to handle these directly.

We guarantee each tenancy for 12 months! This means that should a tenant that we screened and placed under an executed lease agreement fail to complete the initial 12-month term for their lease agreement, no leasing fee will be charged to replace that tenant. Restrictions apply, see below.*
If a tenant that we screened and placed under an executed lease agreement defaults on their rent during the first 12 months of tenancy, we will refund the leasing fee charged. Restrictions apply, see below.*
The Leasing Term Guarantee and the Leasing Fee Refund Guarantee shall not apply if a tenant vacates the rental unit and/or fails to pay rent due to the illegal or unlawful actions of the Owner or due to the failure of the Owner to fulfil the Owner’s obligations under the law, under the lease agreement with the tenant, or if the Owner has breached the Management Agreement or the Tenant Placement Agreement. The Leasing Term Guarantee and the Leasing Fee Refund Guarantee are exclusive to the Owner and cannot be transferred or assigned by the Owner.
To qualify for the Leasing Fee Refund Guarantee, the Tenant must fail to pay all rent due and owing in the first 12 months of the tenancy without lawful excuse and the amount of rent owing in the first 12 months of the tenancy must exceed one month’s rent and Owner to provide Sunday Property Management Inc. (SPM) with a copy of an order or decision of a tribunal, court or other authority determining that the tenant owes rent to the Owner relating to the first 12 months of the term of the tenancy. For tenants placed through the Tenant Placement Only Services, this guarantee only applies if the Owner notifies SPM of a tenant being in arrears of rent within 15 days of the first missed rental payment of the tenant.
Please note that we do not offer property management and tenant placement services for commercial rentals, student rentals, vacation rentals, short-term rentals, or residential buildings with more than 50 units.
