1 The management fee is charged monthly on rent collected.

2 A discounted Leasing Fee of $599 plus HST is exclusively offered as part of the property management services each time we rent a unit to a tenant (a “Manager’s Lease”). If Owner terminates the management agreement during the term of such lease, Owner shall pay a termination fee of $400 for each such Manager’s Lease in place at the effective date of termination.

3 Each unit is required to have a reserve in a Trust account that we can use for maintenance and repair issues. Owner approval is needed for costs exceeding $300. Non-essential cosmetic repairs or improvements are always forwarded to Owner for approval.
